A before-and-after checklist that wins an inspection

Ema, a Kailiniai hero

Turn a cleaning, repair or care job into evidence a demanding client can check item by item — so the work sells itself instead of being argued for.

What you need

Sandra, a Kailiniai hero
  • A phone camera
  • A simple checklist app or a shared spreadsheet
  • Any AI chat assistant
  • An AI video tool for a one-minute walk-through (optional)

Steps

  1. List what the client will look at

Use the prompt below to turn the job into numbered items — room by room, from the door inwards. Keep each item short enough to check in one glance.

  2. Photograph every item twice

One photo before you start, one after you finish, from the same spot and angle. Note the time on each pair.

  3. Put the flaw on page one

If something could not be fixed, show it first, with a photo and what it would take to fix. Hiding it costs more trust than it saves.

  4. Send the report before you leave

Photos, notes, the open item and a short walk-through video. The client should have it before the conversation is over.

  5. Add one rule after every job

When something new teaches you a lesson, add it to the list as a numbered item. The list is the standard.

The full prompt

Copy it into any AI chat assistant and fill in the brackets.

You help me build an inspection checklist for a client.

The job: [cleaning / repair / end of tenancy / care], [type of property], [rooms]
What this client cares about: [paste what they said or wrote]
What could not be fixed: [describe honestly, or "nothing"]

1. Write a numbered checklist, room by room from the entrance, max 12 words per item.
2. For each item, say exactly what the "before" and "after" photo should show and from where to take it.
3. Write the first paragraph of the report: start with the item that is not perfect, what it would take to fix it, and the price if I give one. No excuses, no "best".
4. Write a 5-line summary of the finished job I can send with the photos.

What you end up with

A numbered checklist, a pair of photos for every item and a short report that starts with the truth — ready to send before you leave the door.

Common mistakes

  • Taking the before photo after you have already started.
  • Leaving the imperfect item for the last page.
  • Editing photos to make the result look better than it is.
